Job Description

Self-Help Enterprises (SHE) is seeking an Asset Management Specialist to join our dedicated Asset Management team.

In this role, you will help ensure the long-term success, financial health, and regulatory compliance of affordable housing communities throughout the Central Valley. Working closely with property management partners, on-site teams, lenders, investors, and public agencies, you will play a key role in protecting and enhancing housing assets that provide safe, stable homes for thousands of residents.

This position offers a unique opportunity to combine financial analysis, project coordination, compliance oversight, and relationship management while advancing SHE’s mission to strengthen communities and improve the lives of Valley families. Occasional travel throughout the Central Valley is required to conduct site visits and property inspections.


Responsibilities:
  • Monitor the physical condition and operational performance of SHE’s affordable housing communities to ensure they meet organizational quality standards.
  • Assist with annual budgets, financial reviews, and performance monitoring to support the long-term sustainability of housing assets.
  • Conduct capital needs assessments and coordinate capital improvement and rehabilitation projects.
  • Partner with property management companies and on-site staff to support effective property operations and resident satisfaction.
  • Monitor compliance with Low-Income Housing Tax Credit (LIHTC), HUD, Rural Development, state, local, and lender requirements.
  • Collaborate with lenders, investors, regulators, and limited partners to ensure reporting obligations and compliance standards are met.
  • Analyze operational and financial data to identify trends, risks, and opportunities for improvement.
  • Prepare reports, maintain records, and support strategic asset management initiatives across SHE’s portfolio.
  • Participate in on-site property visits to evaluate property conditions, operations, and compliance.

Qualifications:
  • Strong interpersonal and relationship-building skills with the ability to work effectively with managers, staff, vendors, and external partners.
  • Strong analytical and problem-solving skills, including the ability to interpret data and identify trends.
  • Excellent organizational, project management, and recordkeeping abilities.
  • Proficiency in Microsoft Excel, Word, Outlook, and other business software applications.
  • Bachelor's degree in Business Administration, Finance, Real Estate, Public Administration, Construction Management, or a related field, or an equivalent combination of education and experience.
  • Demonstrated success in a professional role requiring independent judgment, collaboration, and accountability.
  • Ability to obtain the CHAM (Certified Housing Asset Manager) certification within the first year of employment.

Preferred Qualifications (a plus, but not required)

  • Affordable housing, community development, or real estate operations.
  • Asset management, property management, or portfolio management.
  • Low-Income Housing Tax Credit (LIHTC), HUD, Rural Development, or other affordable housing programs.
  • Capital planning, rehabilitation projects, or construction oversight.
  • Property assessments, welfare exemptions, and regulatory reporting.
  • Financial analysis, budgeting, and performance reporting.
  • Grant funding, grant administration, or proposal development.
